The decision to implement this system got approval from the state cabinet. <\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.gkseries.com\/blog\/current-affairs-quiz-2019-daily-gk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Daily Current Affairs Quiz 2019<\/a><\/strong><\/p>\n\n\n\n<p>The state Cabinet gave the ambitious project a go-ahead and\nsanctioned the draft rules in this regard. Following the Cabinet nod, the\nstate\u2019s Revenue Department will now put the draft rules \u2013 the Maharashtra Land\nRevenue Record of Rights and Registers for Apartments and Building Rules (2019)\n\u2013 in public domain for suggestions and objections.<\/p>\n\n\n\n<p>\u201cMaharashtra will become India\u2019s first state to formulate\nvertical property rules\u201d, said state\u2019s Settlement Commissioner S Chockalingam.\nAt present, there is no firm register establishing the ownership right of\nvertical properties like flats, residential or commercial buildings.<\/p>\n\n\n\n<p>While the state Revenue Department maintains a record of\nland rights, it does not capture firm records of ownerships of apartments or\nunits that stand on it. \u201cThe proof of ownership has to be established through a\nchain of documents establishing how the ownership has changed hands,\u201d added\nChockalingam.<\/p>\n\n\n\n<p>Once the new rules are implemented, the current property\ncards, or 7\/12 extract (a property document where there are no city survey\nnumbers), will become the principal document of ownership, while the property\ncard of the apartment will act as the supplementary document. Revenue\nDepartment officials said the new record was a push towards cleaner property\ntitles, which would make buying and selling of apartments less risk prone.<\/p>\n\n\n\n<p>Chockalingam said that it would also make availing loans\nfrom banking institutions less cumbersome. \u201cIn the absence of the firm record\nof the apartment\u2019s ownership, banks today insist on the supplying of the chain\nof documents for a title search.
